San Mateo Housing Stats
At the end of May 2025, the median sale price for single family homes in San Mateo County, California, was $2,000,000, this is down from $2,100,000 at the end of April, and down from $2,300,000 at the end of May 2024.
There was a total of 378 single family home properties sold in San Mateo County during the month of May, this is down from 380 sold during April, and down from 390 sold during the previous May.
There was a total of 549 new single family property listings to hit the market in San Mateo County during the month of May.
There was a total of 613 single family homes for sale in the San Mateo County area at the end of May 2025, giving San Mateo County a total of two months of inventory available. Total listings are up month to month, up from 550 in April, and up from 520 total listings at the end of the previous May.
Single family homes were the market for an average of 19 days before being sold during the month of May, this is down from 21 days before being sold during the month of April, and up from 16 days on the market before being sold during May 2024.
Sellers were getting 103.8% of their original asking price at closing, this is down month to from 102% during April, and down from 106.3% list to sale price ratio during May 2024.
San Mateo Condo Stats
At the end of May 2025, the median sale price of condo properties in San Mateo County was $925,000, this is down from, $1,000,000 median sale price at the end of April, and down from $927,000 median sale price at the end of May 2024.
There was a total of 101 condo properties sold in San Mateo County during the month of May, this is down from 125 condo properties sold during the month of April, and down from 128 sold during May 2024.
A total of 152 new condo properties hit the market in San Mateo County in May.
There is a total of 327 condo properties listed for sale in San Mateo County, this is same as previous month, and is up from just 200 total listings at the end of May 2024. This gives San Mateo County approximately 3.4 months of inventory available.
Condo properties were on the market for an average of 31 days in May before being sold, this is up from 25 days during April, and up from 26 days on the market before being during May 2024.
Sellers of condos in San Mateo County were getting 100% of their list price at closing, this average has remained steady for the year so far.

Buyers who are looking for a property to buy in San Mateo County this summer will find more properties available and prices somewhat lower than one year ago. Buyers have more leverage this year than in years past, homes are sitting on the market longer and overbidding on average is lower than it was one year ago.
As we continue in to the summer buying season, prices may increase slightly, however, buyers may see less competition for homes and sellers more motivated to sell their property and accept below list price for their home or condo.
