San Mateo Housing Stats

The median sale price for single family homes in San Mateo County, California, at the end of March 2025 was $2,000,000, this is down slightly from month to month.

For the year, single family home sale prices are slightly higher than they were at this time one year ago, up from $2,000,000 to $2,050,000.

There was a total of 281 single family homes sold in San Mateo County during the month of March, this is up from 200 sold during February, and up from 270 sold during the previous March.

There was a total of 471 new single-family property listings that hit the market in San Mateo County in March, for the year single family home listings are up from 350 new listings during March of last year.

This gives San Mateo County 1.4 months of inventory available to buyers.

Single family homes in San Mateo County were on the market for an average of 19 days before being sold, this is down from 25 days on the market before being sold during February, and down from an average of 20 days on the market before being sold during March of 2024.

Sellers were getting 107.1% of the original list price at closing, this is up from 104% during the month of February, and up from 103.2% during the previous March.

San Mateo Condo Stats

The median sale price for condos in San Mateo County at the end of March 2025 was $970,000, this is the same as the month of February. Sale prices for condos in San Mateo held steady from February to March, but are down from $1,000,000 at the end of the previous March.

There was a total of 103 condo listings sold in San Mateo County during March, condo sales are up from 50 in February, and up from 80 sold during March of 2024.

There was a total of 182 new condo listings to come to market in San Mateo County last month, there is a total of 260 condo properties for sale in San Mateo, this is up from 250 total listings at the end of February, and up from 250 condo listings at the end of the previous February.

This gives San Mateo County a total 2.7 months of inventory available.

Condo properties are on the market for an average of 32 days before being sold this is down from 38 days on the market before being sold during February, and down from 44 days on the market before being sold during the previous February.

Sellers were getting 100% of their original asking price at closing during March, this has held even from February to March, but is down from the 100.6% percent of original asking price at closing during March of last year.

What Does This Mean For Buyers?

Buyers searching for a home or condo to buy in San Mateo County can expect to find slightly more inventory and increased competition, especially for single family homes. The good news for buyers is that single family home prices are only slightly higher than at this time one year ago. However, buyers can expect to see an increase in list prices as more buyers enter the market.

As the summer buying season begins buyers should be prepared to act decisively when a property is found, any delays could possibly cost you the perfect home for you. Buyers should have financing in place and work closely with their realtor to ensure a stress-free home buying experience.
