The median sale price for single family homes in San Mateo County, California at the end of April 2025 was $2,100,000. This is up from a median sale price of $2,000,000 at the end of April 2024.
There was a total of 367 single family properties sold in San Mateo County during the month of April. Single family home sales in San Mateo are up year to year from 320 sold during the previous April.
There was a total of 524 new single family home property listings to hit the market in San Mateo County the previous month. New listings are up compared to this time one year ago, climbing from 460 new listings to hit the market during April of last year.
There was a total of 525 single family homes listings for sale in San Mateo County, giving San Mateo 1.7 months of inventory available to buyers.
Single family homes were on the market for an average of 20 days before being sold during the month of April, this is up from 19 days on the market before being sold during April 2024.

The median sale price for condo properties in San Mateo County at the end of April 2025 was $977,000, this is down from a median sale price of $990,000 during the month of April 2024.
There was a total of 120 condo properties sold during April in San Mateo County, this is up from 110 condo properties sold during the previous April.
A total of 212 new condo properties hit the market in San Mateo County during the previous month.
There was a total of 309 condo properties for sale in San Mateo County at the end of April 2025, this is up from 210 condo properties for sale at the end of April 2024.
At the end of April 2025, San Mateo County had 3.2 months of condo inventory available to buyers.
Condo properties were on the market for an average of 26 days before being sold, this is up from an average of 23 days on the market before being sold during April 2024.
Sellers were getting a median of 100.1% of the original asking price at closing, which is down from 101.9% of original asking price at this time one year ago.
What Does This Mean For Buyers?
Buyers looking to buy a single family home or condo in San Mateo County this spring can expect to see slightly more inventory and prices on average, only slightly higher than one year ago. Single family home inventory remains right, condo inventory has increased over the last couple of months. Another bright spot for buyers is that overbidding for properties has decreased month to month, which has helped keep sale prices down.
As we head in to the summer buying season, expect these trends to continue, while inventory levels for single family homes may remain low, it is not expected that prices will spike sharply. Condo properties may become more available, which will put downward pressure on condo sale prices.
